New student housing complex to open on University Avenue

Construction has started on a 54-unit student apartment near near SU. The complex is scheduled to open in Fall 2016.

The construction of a new, private student-housing complex on the corner of University Ave and E. Genesee Street is expected to be completed in the summer of 2016.

The apartment building, called #BLVD404, will be open to Syracuse University juniors, seniors and graduate students. #BLVD404 will house up to 163 students in 54 apartments, according to a news release by Hueber-Breuer Construction, which is leading the construction and design of the complex.

Each unit will have a washer and dryer and be provided with central air-conditioning and heating. The building will also have a convenience store, a student lounge and conference rooms.

The building, located at 404 University Ave., will be in close proximity to the Martin J. Whitman School of Management, Marshall Street and SU’s Main Campus.

“The best thing about the building is location. It’s all about location. It’s one of our big pieces of competitive edge,” said Michael Edelman, a 2005 SU alumnus who is one of the heads of the project.



The complex is the brainchild of Edelman and other SU alums, Jared Hutter and Bryan Rosen. Edelman, a marketing major, and Hutter, an entrepreneurship and finance double major from the class of 2006, are partners of BLVD Equities, a real estate development company. Rosen is the head of Rosen Property Group and will be working with Edelman and Hutter on the banking and financial aspects of the project.

“The great thing is that three Syracuse students are the ones building this project,” Edelman said. “We know exactly what we remember not having and what we wanted and what the desire for us to have was.”

“Where we lived it was nice but it can’t compare to what we’re going to be building,” Edelman added.

The name of the building is a combination of BLVD Equities’ name and the building’s address at 404 University Ave.

“We wanted something that captured the modern image of the Syracuse student and also appealed to the sophistication of the Syracuse University student,” Edelman said.

A groundbreaking ceremony for the new complex will be held at 404 University Ave on Thursday at 11 a.m.

#BLVD404 will have a leasing office open throughout the upcoming school year in Marshall Square Mall, according to the Hueber-Breuer release. The housing complex is scheduled for fall 2016 occupancy, according to the release, and will be managed by Campus Evolution Villages after it opens.
